24/02254/HOUSE - Hoath House, Chiddingstone Hoath, Kent TN8 7DB Minutes: The proposal sought permission for new internal openings to form new kitchen and dining area, replace existing external doors and window, replace window with patio doors, separate shower to first floor bathroom and to repair the porch and alter external patio levels.
The application had been referred to the Development Management Committee as the applicant was a family member of a Councillor. It was moved by the Chairman and duly seconded that the recommendations within the report, be agreed. The motion was put to the vote and it was Resolved: That permission be granted subject to the following conditions: 1) The development hereby permitted shall be begun before the expiration of three years from the date of this permission. In pursuance of section 91 of the Town and Country Planning Act 1990. 2) The development hereby permitted shall be carried out in accordance with the following approved plans and details: Location Plan (titled 'East Wing') at scale: 1:1250, Block Plan (titled 'East Wing') at scale: 1:500 , 24.109.P.02 Rev C Proposed Upper Ground Floor Plan, 24.109.P.03 Rev B Proposed South Elevation, 24.109.P.03 Rev Proposed East Elevation, 24.109.P.05 Rev C Window and Doors, and 24.109.P.06 Proposed First Floor Plan.

The application had been referred to the Development Management Committee as the applicant is a family member of a Councillor. It was moved by the Chairman and duly seconded that the recommendations within the report,be agreed. The motion was put to the vote was it was Resolved: That permission be granted subject to the following conditions: 1) The works to which this consent relates shall begin before the expiration of three years from the date of this consent. In pursuance of section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990. 2) The development hereby permitted shall be carried out in accordance with the following approved plans and details: Location Plan (titled 'East Wing') at scale: 1:1250, Block Plan (titled 'East Wing') at scale: 1:500 , 24.109.P.02 Rev C Proposed Upper Ground Floor Plan, 24.109.P.03 Rev B Proposed South Elevation, 24.109.P.03 Rev Proposed East Elevation, 24.109.P.05 Rev C Window and Doors, and 24.109.P.06 Proposed First Floor Plan. For the avoidance of doubt and in the interests of proper planning. 3) The materials to be used in the construction of the development shall be those indicated on the approved plan Application Form dated 27 August 2024. To maintain the integrity and character of the Grade II Listed Building as supported by Policy EN4 of the Sevenoaks Allocations and Development Management Plan. 4) Prior to the commencement of works to the south elevation, glazed door and window details (including architrave, frame, heads, glazing bars and mouldings, reveal, cill, lintel, method of opening, and means of fixing glazing) shown in elevation drawings at a scale of 1:10 and horizontal and vertical section at a scale of 1:5, and details of finishes, will be submitted to and approved in writing by the local planning authority. The development shall be carried out in accordance with the approved details. To maintain the integrity and character of the Listed Building as supported by policy EN4 of the Sevenoaks Allocations and Development Management Plan 5) Prior to the commencement of works to the porch, all external joinery shown in elevation drawing(s) at a scale of 1:10 and horizontal and vertical sections at a scale of 1:5, will be submitted to and approved in writing by the local planning authority.
